When tenants move into a property many will have vehicles that they use for transportation and sometimes damage or complaint can be caused due to careless behaviour by your tenant and the use of his chosen vehicle.

Lack of proper maintenance and repair of vehicles can lead to leakages on driveways which can stain and damage your property. Corroded, rusty vehicle parts and old car batteries can also contaminate lawns and flowerbeds making it impossible for things to grow without considerable gardening work to put it right. If you recognise that your tenant’s vehicle is in a poor state of repair and is causing damage to the external grounds of your property, you should write to him requesting the vehicle to be removed and that any repairs should be carried out at his expense.

Vehicles that block other people’s access routes or are parked in the wrong designated spaces can cause annoyance and inconvenience. More seriously, tenants will often park bicycles in communal areas or just inside a building’s entranceway where there is no designated or specific bicycle locking point. This presents a serious risk of loss of life in the event of a fire, particularly if the bicycle is parked within the fire escape route of a block of apartments.

Obstructing access routes or fire escapes could lead to prosecution and, as a landlord, you have a responsibility to ensure that your tenant is made aware of the risks involved. Write to your tenant accordingly and be sure to follow up the letter to check that the vehicle has been removed.

Alternatively, try to ensure that a designated area is available where your tenant can chain his bicycle securely, then he is less likely to block access ways.

Tip

If your property is located within an apartment block or your tenants are held on individual agreements with communal shared areas, post clear, bold fire safety notices in the entranceways and along fire escape routes informing the tenants that the areas must remain free of all vehicles and should not be blocked in any way.
